For nearly 40 years, Steve Catsman and his wife Terry have chosen to live, play and raise their two sons Werner and Gardner in Telluride. Now grown and graduated from college, Werner and Gardner have returned to live and work in the Telluride region. Gardner and his wife are the proud parents of Steve and Terry’s first grandchild, Chip Allen.
Steve knows the region and understands the reasons you choose to come here and stay. Steve’s focus is on meeting the needs of people who want to buy or sell property in the Telluride region. “With the help of my team, I am able to stay personally involved in every transaction,” he says, “making sure that all of the client’s needs are met.”

Catsman is one of the founding brokers of Telluride Real Estate Corporation and in addition to his ownership of TREC; Steve has consistently produced annual sales among the top three brokers in the Telluride region. As an investor he has developed, planned, subdivided and marketed 500+ lots and numerous other properties and developments including:
• Lawson Hill PUD (200 homes and 300,000 sq. ft. of industrial/accessory retail);
• Adams Ranch (approximately 50 acres with 65 lots);
• Hood Park (12 lots);
• Tucson Property-Saguaro Ranch (1,100 acres and 180 Lots);
• Mountain Village projects (43 condominiums and 32 lots);
• Gray Head (25 lots on 885 acres inclusive of numerous amenities such as tennis, 16 miles of private trails, Equestrian Center, historic homeowner’s clubhouse).
• Element 52 (35 condominiums in historic Telluride’s premier ski in/ski out location) representing the epitome of high end homes.
Steve Catsman has been investing in real estate since the early 1970’s. In 1987, he became one of the initial investors in the upscale Telluride Mountain Village and continued to spearhead several successful projects within the Village. Later, Catsman, as a principal in Lawson Hill, planned, zoned and developed this 300 acre property with housing for approximately 200 families and extensive commercial space. The idea for Lawson Hill came in 1989 when Catsman saw the need for affordable housing ownership in the area. His foresight earned him the first Governor’s Smart Growth Development Award in 1995 for Colorado. In 1997, Catsman along with two other partners launched Gray Head - a private mountainous retreat and wildlife preserve featuring one of Telluride’s most exclusive residential and equestrian developments with unsurpassed views and amenities for this private community. He is currently president of Gray Head where he and Terry also live.


As a partner in Primegro, the developer of the upscale Townhomes on the Creek, he and his partner have successfully completed all 34 residences. Adjacent to Prospect Creek and accessing the ski area via a private bridge or lift, only 14 of these residences remain to be sold.
Steve and his partners are nearly complete with Element 52. This one of a kind condominium/townhome project offers direct trailside access via a private lift with onsite ski valet, private club/bar, spa with treatment rooms, fitness center and some of the finest finishes anywhere.
